House Rules Registered Guests Only Only guests listed in the reservation may occupy the property. No visitors or unapproved guests allowed. No Pets No pets unless approved in writing. No Parties or Events No parties, gatherings, or disruptive activities. Quiet hours begin at 9 PM. Maximum Occupancy Guest count (including infants) cannot exceed what is listed on the platform. Non-Smoking Policy Smoking of any kind is strictly prohibited inside the property, including cigarettes, vapes, and e-cigarettes. A cleaning/deodorizing fee will be charged if smoking occurs indoors or smoke odor is detected after checkout. Furniture & Items Do not move large furniture or take items outside. Any items moved must be returned to original position before check-out. Laundry Laundry is located outside the unit. Clean up after use and remove items promptly for others to use. Refunds Refunds are at the host’s discretion within 14 days of check-out. Violation Fee A rule violation/intervention fee of up to $500 may apply for serious issues. Damages & Additional Fees Guests are responsible for: • Any damage or excessive cleaning needs • Lost items • Rearranging or removing furniture • Unauthorized guests or pets • Late check-out or unapproved extensions Costs may be deducted from the security deposit or billed directly. Parking & Neighbors Do not park in alleys, in front of neighbors’ homes, or in red zones at any time. Violators may be fined or towed. Contact & Emergencies Contact us immediately via phone/text for urgent issues (plumbing, access, etc.). For emergencies, call 911. Guests agree to hold the hosts harmless for any injury, accident, or loss during their stay. Late check-out may be considered trespassing. Guests may be billed if police respond due to disruptive behavior. San Diego Regulations Per Municipal Code §§59.5.0401 & 59.5.0501: • Noise violations may result in fines up to $1,000 per person. • Failure to vacate at the end of the stay may be considered trespassing. • Guests may be charged for police response related to disturbances or safety issues. By booking, guests acknowledge and agree to follow the Good Neighbor Policy. General Check-in is 4 PM; check-out is 10 AM. Ensure your guest count is accurate, including infants. We can only host the number of guests listed in the reservation. Noise & Gatherings No social gatherings, loud noise, or unregistered visitors. Safety Exterior cameras may be present and must not be blocked or tampered with. Extended Stays (30+ Nights) Mandatory cleanings every 2–3 weeks at the same rate as the original cleaning fee, including towels and linens. Trash & Recycling Use blue bins for recycling, green bins for food waste, and black bins for trash. Infants & Babies Child-friendly listings do not include cribs or infant bedding. Spaces unsuitable for children under 12 cannot accommodate younger guests. Internet Use Do not download or share copyrighted content without proper authorization. Accidents & Breakage Notify us immediately if something breaks. Minor items generally will not incur charges. Incident Management Fee Up to $500 may be charged for rule violations, separate from cleaning, damage, or penalty fees.

Great place to stay with great kitchen amenities and space. Host was very responsive and helpful. Location was great for short walk to local restaurants and coffee, especially on Washington, University and 4/5th Ave. The hospital was close but we never really heard loud sirens or anything, so no worries about that. One easy parking space which is almost essential in this neighborhood if you don’t have a parking permit. Just short drive to airport, Beach, Balboa Park, Italian district or even SDSU.

Team Kendra could not have been nicer to work with, IMO. Super responsive and accommodating at every turn. Possibly my best Airbnb experience over the years. Not only will I return to this property, two other family members of mine are also. Both host and property are that great!!!
